1.    Meet our experts

Understanding your objectives and putting together a detailed strategy is an important foundation to successful property investment.

You will first meet with one of our local property market experts (each with a minimum of 10 years’ experience of successfully buying, renting and selling property in the local market). Your initial meeting will be held in a private and relaxed environment and will be used to fine tune your own strategy. Your buying agent will stay with you throughout the journey to completion.

Whether you’re looking for a one-off investment to supplement your pension, to build a multi-million-pound portfolio or achieve complete financial freedom, we can develop a strategy for you.


2.    Market analysis

We will scrutinise the local market and identify a selection of properties that match your own carefully considered criteria. Some of these properties will not be on the open market and therefore unavailable to most other buyers.

We will assess your preferred properties and offer advice on their lettability, yield potential and likely future saleability, helping you to make an informed selection.

You will also receive a detailed market report for the locality of your selected properties; including information on the local rental market, comparable sales evidence, market trends, schools, transport and employment.


3.    View & Negotiate

You will be accompanied on viewings of selected properties by your buying agent, who will offer feedback on each property and answer any questions you may have.

We will advise you on buying/ negotiation tactics and we are quite happy to negotiate on your behalf, if required.


4.    Structure the deal

If borrowing forms part of your investment strategy, we can arrange for you to meet with experienced, professional financial advisors, with access to the ‘whole of market’ to identify the most suitable finance option(s) for your investment.

We will also offer to introduce you to a specialist tax advisor, to help you understand the specific tax implications of your property purchase.

If a survey of your selected property is required, we would be pleased to recommend an RICS Chartered Surveyor and make the necessary arrangements to commission a suitable report.

Your buying agent will recommend solicitors who understand your need for an efficient conveyancing service, backed up with good communication. We will also monitor your purchase through to completion, helping to iron out any hiccups along the way.


5.    Let & Manage

We will visit and check your new property on the day of completion (collecting keys from the seller/ agent if necessary) and deal with the handover of utilities.

Our lettings and property management team operate a refined specialist service, designed to help our landlord clients to minimise their risks and maximise their returns. From guaranteeing your rental income to regularly reviewing your portfolio performance, we will work hard for you!
