Many of our tenants have been with us for a number of years, often moving between properties managed by Johnsons. From your very first visit to our office, we will strive to give you a friendly and professional service.

We understand that finding that ideal new home can be a stressful and time consuming business. As soon as you’re registered with us, you’ll begin to receive regular updates, often before new properties are advertised.

Our viewings team will help you find the new home that’s truly right for you.

Applying for one of our properties

Once you’ve seen that ideal new home, you’ll need to follow our straightforward application process. Simply download an application form for each applicant over the age of 18, complete, sign and return to the office.

Please also supply a suitable form of ID (driving licence or passport) and recent proof of address (less than 3 months old) ie utilities bill or phone/ bank statement.

Should you require a Guarantor, they will also need to complete a form.

Once we have discussed your application with the landlord, you will receive an email link to complete your full application online.

Experian are an external, professional referencing agency offering an independant, third party referencing service.


Our Fees

BEFORE YOU MOVE IN:

Referencing

£70.00 (Inc. VAT) per Applicant/ Guarantor.

Referencing (identity, immigration and visa confirmation where necessary, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability).

Pre-Tenancy Holding Fee/ Agent Fee

£220.00 (Inc. VAT) Holding Fee, which will be retained as the Agent Fee, once the lease has been signed. The holding fee will be non-refundable in the event that the tenant(s) withdraw from entering into the lease. In the event that the landlord withdraws the property prior to completing the lease, the holding fee will be refunded in full.

The agent fee covers; processing the application, associated paperwork, as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

 

DURING YOUR TENANCY:

Lease Renewal Fee

£30.00 (Inc. VAT) for a 6 or 12 month tenancy renewal.

(Contract negotiation, amending and updating terms and arranging a further tenancy and agreement)

 

OTHER FEES & CHARGES:

Cash Handling Charge

2% of any cash payments made to Johnsons.

Late Payment Fee

£40.00 (Inc. VAT) if rent is received later than the due date.

Professional Cleaning (if required)

£25.00 (Inc. VAT) per person, per hour, which will be deducted from the tenancy deposit only where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.

Client Money Protection (CMP) provided by RICS
